  • NEW CONSTRUCTION HOME INSPECTIONS:

The metro Atlanta area continues to experience record growth in new home construction. As with a resale home, new homes should be inspected by a qualified home inspector.

The inspection of new homes poses a unique challenge. With rare exceptions new homes have not been around long enough for problems to develop. The house has no “performance history”.  Without a performance history houses can only be judged against an accepted standard for quality construction.  The standard for quality construction is the International Code Councils (ICC) International Residential Code (IRC), commonly referred to as the CABO One & Two Family Dwelling Code. Builder compliance with this code has been the law in Georgia since 1991.

Due to record levels of construction, county and municipal inspectors do not have the time to enforce all aspects of this code.

All of our inspectors are certified by the ICC as One & Two Family Dwelling inspectors and are qualified to judge code compliance.

Edifice Inspections can perform a single inspection after the house is completed or several inspections at different stages of construction. Typically, these stages are:

Footing: An inspection of the condition and size of footings prior to placement of the concrete for the footings.

Foundation: An inspection of the foundation wall thickness, height and waterproofing prior to back filling of soil against the foundation.

Framing (Pre-Drywall): An inspection of the entire frame of the home after all mechanical rough-ins (Electrical, Heating & Cooling, Plumbing) have been completed.

Final: An inspection of the completed home.
